In most Canadian provinces, buyers pay a land transfer tax at closing. In Ontario it's tiered by purchase price — here's how it works.
Land transfer taxes are levied on properties changing hands and are the buyer's responsibility. Depending on where you live, they range from about half a percent to two percent of the purchase price.
Many provinces use a multi-tiered system. For example, a $300,000 Ontario property is charged 0.5% on the first $55,000, 1% from $55,000–$250,000, and 1.5% from $250,000–$400,000 — for a total of $2,975.

Alberta, Saskatchewan and rural Nova Scotia do not charge a land transfer tax.
